We welcome full week bookings, Saturday to Saturday,  from May until October from £550 per week.  During the rest of the year the minimum stay is 3 nights,  from £300.

Booking terms and conditions

The rental contract for Holmfield, Houss, Burra, Shetland is between the hirer (named on the booking form) and the owner of the property and shall be made subject to these Conditions, the hire being for holiday purposes only.
Upon receipt of your deposit, your booking will be confirmed. The owner reserves the right to cancel a holiday where full payment has not been received six weeks before the holiday commencement date.

Entry and departure
Entry to the house is normally 16:00 but if earlier entry is possible we’ll let you know.
Departure time from the house is 10:00 to enable us to get it ready for the next guests.

Cancellations  In the unlikely event that you need to cancel, you can do so within 6 weeks from the date you made the booking and there is no charge and your deposit will be refunded to you.

If you are forced to cancel your holiday after 6 weeks from booking please contact us immediately and confirm in writing. Your cancellation is effective from the date we receive your written notification. In all cancellations situations after 6 weeks of booking the deposit is forfeited unless we can secure a re-let.

In the event of cancellation within 14 days of the occupation date we will make every endeavour to re-let the property, but you will remain liable for full/part payment if we are unable to re-let it for all or part of the agreed period.

Insurance You are strongly advised to take out cancellation and travel insurance for your holiday at Holmfield. This should also cover you for delays due to weather conditions or transport changes and any additional accommodation you may require during delays.

Cancellation by the Owner Your booking is accepted on the understanding that your accommodation will be available on the agreed date. Where “force majeure” arises, the owners have the right to cancel your booking. We will endeavour to offer you an alternative date but should this not be possible or you do not wish to accept our alternative offer the owner will refund all monies paid in full.

Owner’s Liability No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents due to negligence by the hirer or any other person(s), animals or objects or force of nature.

Number of Guests
The house can only accommodate the number of people we have beds for, which is 4 adults. Your party should not exceed this number. The owner reserves the right to refuse entry to or bookings from any guests who may, in the owner’s opinion, be unsuitable for the property.

Changeover
The changeover day for the property is normally Saturday, or another day if previously arranged. 
We will meet and greet you at the house or send someone to do so.
We request that you arrive at the property after 16:00 at the time we have agreed to meet and that you vacate the property by 10:00 on your departure day in order that we have time to clean the property and arrange laundry for incoming guests.
Arrangements and directions will be given to you in advance of your stay.
It may be possible to alter the changeover day/times by prior agreement.
Should you be staying for more than one week a change of bedlinen and towels will be provided each week.
The cost is all inclusive, there are no hidden extras.
All electricity, bedlinen and towels are included in the cost of your rental.
Please bring your own beach towels.

Hirers responsibility
You as the hirer are responsible for taking care of the property during your stay.
All equipment and contents must be left clean and tidy on departure except for linen and towels to be laundered.  The property must be locked when you are out and care should always be taken not to expose the property to any risk of fire or flooding.
The owner reserves the right to enter the property where possible with prior arrangement, at any reasonable time for any repairs if they become necessary during your stay and will do so with respect to your privacy.

 Pets
We regret that no pets are allowed except for a guide dog for the blind or a hearing dog for the deaf, please let us know at the time of booking so arrangements can be made.

Smoking and candles
In the interest of health and safety and to ensure the enjoyment of others the house is non smoking inside. Candles are not permitted.

Damage
Any damage/ breakages caused by the hirer are the responsibility of the hirer, and the cost, based on replacement value, is payable to the owner.  Where damage or loss arises due to the negligence of the hirer the hirer will be responsible for recompensing the owner the cost in full.  The owner reserves the right to repossess the property at any time where serious damage has been caused.  Please note, minor breakages are not usually charged for.

Should you have any problems or find any faults with the house during your stay, please contact us as soon as possible.
